hop offers the new homebuyer a renovated home that should require minimum maintenance in the short term. Where else can you get a new home on the inside with exterior upgrades in the $80,000 to $90,000 (plus GST) price range? In refurbishing these homes, HOP attempts to create a more open, contemporary layout designed to meet today's lifestyle needs. For example, a typical HOP home may well include a kitchen open to dining room with a bulkhead including pot lights over a peninsula with bar top. This open atmosphere is often enhanced with refinished hardwood floors.

      HOP HOMES - DETAIL

Depending on the existing condition of the acquired property, most hop homes undergo the following improvements:

Full basements, vapour barrier on exterior walls and 2nd floor ceiling

Kitchen:

  • new drywall
  • décor tile floor
  • new cabinets, counter, double sink, taps
  • light fixtures.
  • build bulk heads
Bathroom:
  • new drywall
  • décor tile floor
  • new fixtures
  • pedestal sink
  • GFI plug
  • Ceramic tub surround
Exterior: If required, the following the exterior treatments are completed: new windows, asphalt shingles, vinyl siding or resurfacing existing exterior, steel exterior doors and endless eavestroughs.

Insulation:

  • blow in cellulose fibre insulation and vapour barrier exterior walls.
  • fiberglass batts in attic.
  • spray foam between floor joists in basements, down 2 feet from main floor.

Mechanical:

  • 100 amp service panel with breakers, metre on outside of house
  • all copper water lines and ABS drains and venting
  • hard wired smoke and Co2 detectors in basement and sleeping floors
  • rough in cable TV, phone line and alarm
  • furnace, duct work, heat to outside walls, cold air returns on inside walls
  • central exhaust
     

Now that you know what kind of home you get when you purchase a HOP home, you should also appreciate the community strengths and assets. HOP homes are centrally located with great proximity to the downtown, Portage Avenue, Polo Park, Health Sciences Centre, University of Winnipeg and a wide variety of great restaurants and other specialty food and retail outlets. Its central location makes this West End area an easy and short commute to many employers and it is well served by Winnipeg transit. Streets are lined with beautiful elm trees that give the community a warm feel. There are cultural facilities as well like the West End Cultural Centre and there is also a West End library just off Arlington and Ellice.
